Whether you are part exchanging your property with the developer or selling to a third party, the process is the same. BHW New Build are experienced in dealing with all sales and can assist you with the sales process.
Contact us when you have accepted an offer on your home or agreed to part exchange your home. We will send you an engagement letter and request two forms of identification for each named seller. We will also send you a Property Information Form (PIF), which is a questionnaire about your home, and a Fittings and Contents Form (F&C), both of which you will need to complete. We will also write to your buyer's solicitors or the developer’s solicitors to confirm that we are acting on your behalf.

We will send a contract package to your buyer's solicitors which includes:
If you are part exchanging your property, it is extremely likely that there will be one contract, which will be prepared by the developer’s solicitors. We will still provide the developer’s solicitors with the Land Registry Title, PIF and F&C.
We will contact your mortgage lender requesting any title deeds and a redemption statement.
Once the solicitors for the buyer or developer have reviewed the contract package, they may raise enquiries with us. We shall answer these enquiries with your help, if needed.
Once we have dealt with the enquiries raised, we will arrange for you to sign the sale documents.
We will contact the solicitors for the buyer or developer to exchange contracts, confirming that both you and the buyer have signed and dated the contract.
At this stage, you and the buyer are legally bound to the completion date. If you are buying a property, contracts will be exchanged on your purchase at the same time to ensure that both your sale and purchase are legally bound to the same completion date.
Signed contracts are then exchanged by post and we receive the buyer's deposit cheque from their solicitors, usually the next day.
We will obtain a final redemption statement from your mortgage lender and details of your estate agents' commission.
The full purchase price (minus any deposit already paid) is received by us on the day of completion, and the new owners can move in.
We will redeem your mortgage, settle any sale costs and send the balance to you. If you are buying a property, we will send the purchase price to the seller’s solicitors and when this is received, you can collect the keys to your new home!

We will deal with all the post-completion formalities like forwarding the original deeds and documents relating to the property to your buyer's solicitors.
We will also send discharge documentation to your lender (if any) and forward the estate agents their commission (if this is owed). BHW New Build take away the stress of selling your home.
